ZERO Arrears Policy
So what exactly does ZERO arrears policy mean? How strictly is it enforced I hear you say.
Most agencies claim to have a ZERO arrears policy but the absolute bottom line is that most Property Managers are not confident in enforcing it.
We enforce the ZERO arrears policy from DAY 1 with phonecalls, SMS & Emails.
IF a tenant is still behind on day 8 we immediately send out a Notice to Remedy Breach.
IF that is not addressed in the 7 days we are required by legislation to give a tenant, then we request a Notice to Leave from the owner and then send that out straight away.
IF that notice to leave expires and the tenant is still in possession of the property we immediately apply to QCAT for a warrant of possession.
This is a summary of the lengths we go to and while it is not the pleasant side of Property Management it is vital that we address it in a serious manner.........
